#1 Year-End Peak

Avoid renovating your house during November to January peak periods. There's a high chance that the workmanship might be poorly done and your products may get delayed.

 

 


 

#2 Company Policy & Designer

When new projects keep piling up, it wasn't a surprise that the speed to approved Supplier Purchase orders (PO) slows down. Which eventually led to project delay. Moreover, poor staff management of designers not being physically onsite and inexperience will lead to Jobsite error and add-on delay.

 



 

#3 Covid-19 Situation

Malaysia closed its border on March 2018, Singapore renovation firms scrambles to find temporary accommodation for their Malaysian worker. Many have problems with their supply chain on the increase in labour costs, materials, and shortage of skilled worker.

 


 

 

#4 Government Rules & Regulation

With the government's previous restriction to only allow 2 workers in the house for a family that staying in, and max 5 workers each time for families not staying in. This has caused a delay in renovation work and a rise in labour costs.

 


 

 

#5 Authority Approval

It is mandatory to apply for HDB permits if your unit requires any concrete work during renovation. Usually, the process will take about 5-days to get approved. However, hacking for some walls may require an extended period to get approval as work may need PE endorsement to proceed.

 


 

 

#6 Making Decision

Selecting the right material is crucial when come to fast delivery of projects. Any change of mind once material has been fabricated will result in more cost needed to engage workers to remove and recreate a new set.

 


 

 

#7 Supplier payment

Understand the company terms of payment before engagement. Delay of payment to suppliers will cause a delay in the project. Some suppliers only start fabrication after full payment is collected.

 


 

 

#8 Contractors Error

Regardless of how well your contractor reassures you on your project timeline. It's essential to understand what workers are doing on sites and how long they take to complete, which this can help you assess each progress to set a more realistic completion date. Additionally, this helps to reduce the chance of an error occurring, preventing the project to delay.

 


 

 

#9 Manpower Shortage

Delay of a renovation project can be due to either contractor having too many projects on hand or a lack of manpower (skilled) or material shortage. If this happens, Contractors may go Missing in Action (MIA) if they are not able to cope with the projects.

 


 

 

#10 Renovation Recovery

No contractor will like to come to a project and salvage existing works done by other contractors and end up bearing the responsibility of quality and warranty. So, if this happens, most contractors will advise you to hack off every existing item and recreate a new one.
